This is the first step in the application process. 


BEFORE APPLYING YOU MUST CALL OUR RENTAL AGENT FOR THE FOLLOWING PROCEDURES AND POLICIES:

  • You must view the property before applying*
  • You must call our Rental Agent before applying for pre-qualification, availability and for Condo/HOA Rules and Regulations, if any.
  • The processing fee is NON-REFUNDABLE.
  • We also encourage our applicants to open and review our Sample Lease provided in this platform BEFORE applying.  Also, our Tenant FAQ should answer questions that you may have both now and in the future. 
  • Pets must be approved by the landlord. (Fee(s) Apply with an additional monthly rent per pet) 
  • If you have water filled furniture, you must provide the lessor with proof of insurance. FS 83.535
  • No properties are held for a long period, such as 30 days unless it is not available for immediate occupancy.
  • If the applicant defaults on renting the property AFTER APPROVAL, the holding deposit will be forfeited.
  • Upon approval, all monies owed must be paid in full with certified funds (cashier's check or money order), No Cash.
  • Lead based paint disclosure pertaining to properties built prior to 1978 warns of the possibility of paint containing lead.  Please review the Lead Based Paint Booklet available in our platform for your convenience.
  • BEFORE you submit your online application, you must read our Resident Selection Criteria and Explanation of Charges find below carefully, this is our guild for renting.


*Failure to call our office BEFORE APPLYING to speak with your rental agent about the above will forfeit your application fee. If the particular home has been taken off the web, has a Pending Application or you find out that you cannot qualify with the Condo/HOA rules and regulations and you apply without verifying with your rental agent, your funds taken for the application will not be returned. 


You will be contacted shortly after your application has been received by the Property Manager. 


Our online application will be processed only after our terms of agreement are accepted, the required funds for processing are received and you have physically ENTERED and VIEWED the property with a Property Manager PRIOR to submit application. It is to your benefit to see the property BEFORE applying to rent with a Property Manager. Your Property Manager is there to assist you in completing the rental process.

Apply Using A Paper Application

Paper applications are only used in rare occasions. And must be brought into the office to process with your fee during normal business hours. Useful Resources, on the Applicants page contains a printable:   Application To Rent.

Leasing Services

 

  • All inquires are responded to within 2 business days.

 

  • Rental Applications are processed in 2 business days to help make your house hunting as painless as possible. We adhere to clear, well-defined qualifying criteria.

 

  • Our residents in good standing can apply to transfer to one of our other properties without paying the application fee. Restrictions may apply.

 

  • Our leasing professionals have extensive knowledge of the rental market and different neighborhoods.

 

  • Our leasing professionals maintain showing schedules on the rental hotline for easy access. Additional showings available upon request.

 

Account Manager

 

  • Your account is assigned to a Licensed Residential Property Manager that provides personal attention to you and your home.

 

  • Our residential business managers are trained to provide superior customer service and understand that the rental unit is your home for you and your family.

 

  • Each residential business manager is a seasoned and well-trained member of our staff that adheres to the landlord tenant code at all times.

 

  • Access your manager in an emergency 24 hours per day, seven days a week.

 

Maintenance & Repair

 

  • Easy access to emergency repairs 24 hours a day, seven days a week.

 

  • We carefully screen and select vendors and contractors that are not only knowledgeable but courteous and efficient in their work performed.

 

  • We maintain business-like relations to vendors and residents and respond in a systematic and timely manner to request for services on the property.

 

  • Annual inspections performed to note the general condition and to make recommendations to the Owner to insure that your rental unit is a wonderful place to call home.
