Professional Management Services

Here at Flarent we offer the following services:


Financial Management Service

  • Annual Budget Preparation
  • Monthly Financial Statements to BOD
  • Accounts payable - Review and process invoices and payment disbursements to vendors upon BOD approval.
  • Accounts Receivable - Receive and process any dues owed to the Association including sending reminder notices of non-payment.
  • Assessment records - Maintain a monthly record of assessment billings, adjustments, charges and payments as received.
  • Delinquency Processing - Sending of delinquency notices and working with the Association Attorney/Collection Agency to obtain liens on units.
  • Issue Annual 1099 Forms to qualified vendors, consistent with IRS guidelines.
  • Audit and Tax Preparation - Our manager shall cooperate with the Association's independent Certified Public Accountant in preparing annual audit and tax returns.  All CPA recommendations and adjustments will be made to the Association records.  The CPA will file the Federal and State tax return.


Board Meeting Coordination and Attendance - Attend ALL scheduled association meetings.  Prepare agenda, minutes and all documents and information needed for the meeting.


Annual & Budget Meeting - Coordinate and attend the annual membership meeting and budget meeting.  Prepare all documentation to support the meeting.  Prepare notices, nomination forms, proxies, ballots and any other documentation necessary.


Common Property Inspection - Regular observance of property conditions.  Generate a report to the BOD of any findings and follow through with the actions necessary to correct any discrepancy found.


Maintenance Request Processing - Receive and record all service request, arrange for prompt and satisfactory response to service request.  Assist the Board in hiring qualified and properly insured vendors and/or contractors for services at the community when necessary.


Community Manager - Our LCAM's are available to answer questions during business hours and providing professional and expertise advice.
