Florida has strong Landlord-Tenant Laws that are very specific about a landlord’s obligations.


We, as a Professional Property Management Company, have vast knowledge and experience to comply with ALL Florida Statutes.


–Example:  Florida Statutes 83.49 required Landlord’s to send a notice to the tenant of the intention to impose a claim for damages upon their security deposit within the 30-day period or he forfeits his right to impose a claim upon the security deposit. 


Also, all our forms, addendums and leases are attorney generated.

TENANTS

 Landlord-Tenant Relationship


Having a great landlord-tenant relationship can make tenancy a breeze, and can set you up for success for your lease term and beyond. And while there will be roadblocks and situations that require careful communication, overall, the effort we put into developing a great landlord-tenant relationship will certainly pay dividends.


Before applying you must read our Resident Selection Criteria and our Sample Lease.  Our Resident Selection Criteria and Explanation of Charges is our guild for renting.   


Before applying you must call our Rental Agent for the following:*

  • For a pre-qualification for each Adult renting
  • For availability
  • For Condo/HOA Rules and Regulations, if any.
  • To have a Pet(s) Pre-qualification (restrictions may apply)
  • For Lead Based Paint Disclosure, if any)


Our online application will be processed only:

  • After our terms of agreement are accepted (Please refered to our Resident Selection Criteria)
  • The required funds for processing are received (Processing fee is non-refundable)
  • You have physically ENTERED and VIEWED the property with one of our Leasing Agent PRIOR to submit application.
  • Pets must be approved by the landlord before applying.  (Fees apply and with an additional monthly rent per pet)
  • No properties are held for a long period, such as 30 days unless it is not available for immediate occupancy.


*Failure to call our office BEFORE APPLYING to speak with our rental agent about the availability and pre-qualifications will forfeit your application fee. If the particular home has been taken off the web, has a Pending Application, or you find out that you cannot qualify with the Condo/HOA rules and regulations or for your Pet(s), your funds taken for the application will not be refunded.
